This paper addresses the issue of factor affecting for market preferences in choosing residential
product in Bandung city. This study also analyse the reason behind the price allocation for
residential product. Using a designed questionnaire, response from housing consumer in 2017 were
used to determine current housing market in Bandung city. The result suggested unique preferences
for each type of development and to confirm the current property market conditions in Bandung.
The condition also applies for most demographics attributes such as age, gender, education,
income, and variety of factors.
And also the feasibility study will be using discounted cashflow and the method will use Net
Present Value (NPV), Internal Rate of Return (IRR), Payback Period for the comparison in each
option.
The result shown that option 3 is the best choice in this location. Option 3 is a high-rise
development that have 3 towers and consist of 1.536 units. These option give NPV IDR 126,263.33
million, IRR 53.84% and PBP 1.41 year. These results also supported by the questionnaire result
that the society prefer high-rise than landed property in this location.
