In Indonesia, Kredit Pemilikan Rumah (KPR) and Kredit Pemilikan apartment (KPA) is one of the most consumers' favorite product in purchasing house and apartment because it provides installment payment system which could be aligned with the consumer's financial capacity and also interest rate system in several preferences. This research examined the credit risk that emerged from the KPR and KPA presented in Indonesia, and also examined the correlation between KPR and KPA exposure and BI rate towards non-performing loan (NPL) of construction sector. The data included historical data of KPR and KPA exposure, BI rate, and property NPL exposure for period 2003 through 2008. Tests and data analysis in this research are including multiple regression and Expected Loss calculation, which are believed able to address those concerns, as mathematic and parametric measurement.
