i ABSTRAK THE EXPIATION: PEMANFAATAN ADAPTIF BEKAS PABRIK SEMEN GRESIK SEBAGAI BANGUNAN MICE DI KABUPATEN GRESIK Oleh Naufal Ariq Pangarsa NIM: 25222019 (Program Studi Magister Arsitektur) Pabrik Semen Gresik yang didirikan tahun 1957 melambangkan perubahan status Kabupaten Gresik dari pusat perdagangan menjadi pusat industri. Namun, saat ini sebagian besar bangunan dan infrastruktur pabrik menjadi terbengkalai karena sebagian besar operasional telah berpindah ke Tuban. Konsep The Expiation diusulkan untuk merevitalisasi pabrik yang sudah tidak beroperasi, mengubahnya menjadi ruang yang berkelanjutan dan ramah lingkungan. Melalui pembelajaran dari teori adaptive reuse, faktor keberhasilan adaptive reuse, dan lesson learned dari 15 studi preseden, dirumuskan tiga kriteria perancangan untuk menjawab konsep The Expiation. Kriteria perancangan tersebut antara lain Architectural Authenticity, Socio-Cultural Engagement, dan Environmental Sustainability. Transformasi pabrik menjadi destinasi MICE (Meeting, Incentive, Conference, and Exhibition) yang dinamis sejalan dengan tujuan masterplan yang disusun oleh PT Sinergi Mitra Investama. Selain secara kualitatif, penjawaban konsep The Expiation juga dilakukan dengan simulasi kuantitatif menggunakan EDGE App untuk menunjukkan efisiensi yang signifikan dalam penghematan energi sebesar 52,23%, air sebesar 56,48%, dan material sebesar 74,00%. Tesis ini diharapkan dapat berkontribusi terhadap warisan industri dan pembangunan berkelanjutan. Kata kunci: Keberlanjutan Lingkungan, MICE, Pabrik Semen Gresik, Pemanfaatan Adaptif, The Expiation iii ABSTRACT THE EXPIATION: ADAPTIVE REUSE OF THE FORMER GRESIK CEMENT FACTORY AS A MICE BUILDING IN GRESIK REGENCY By Naufal Ariq Pangarsa NIM: 25222019 (Master’s Program in Architecture) The Gresik Cement Factory, which was established in 1957, symbolizes the change in status of Gresik Regency from a trade center to an industrial center. However, currently parts of the factory building and infrastructure are abandoned because most of the operations have moved to Tuban. The Expiation concept was proposed to revitalize the factory that is no longer operating, turning it into a sustainable and environmentally friendly space. Through learning from the theory of adaptive reuse, success factors of adaptive reuse, and lessons learned from 15 precedent studies, three design criteria were formulated to answer the concept of The Expiation. These design criteria include Architectural Authenticity, Socio-Cultural Engagement, and Environmental Sustainability. The transformation of the factory into a dynamic MICE (Meeting, Incentive, Conference, and Exhibition) destination is in line with the objectives of the masterplan prepared by PT Sinergi Mitra Investama. In addition to qualitatively, the answer to the concept of The Expiation was also carried out with quantitative simulations using the EDGE App to show significant efficiency in energy savings of 52,23%, water of 56,48%, and material of 74,00%.
