35 Chapter IV Analysis IV. 1 Data Analysis Eleven (11) industry practitioners and homeowners in Jakarta and its greater area were interviewed using semi-structured interviews and open-ended questions. A semi-structured interview involves a qualitative research technique that merges a predefined series of open-ended inquiries, designed to stimulate discussion, with the flexibility for the interviewer to delve deeper into specific themes or responses as needed (Adeoye-Olatunde and Olenik, 2021). Open-ended questions initiates further discussion and encourages full, detailed answers from respondents, rather than the limited "yes" or "no" replies typically associated with closed-ended questions (McIntosh et al, 2015). These respondents represented diverse backgrounds in terms of location, occupation, social economic status, and home ownership within the limitations explained in chapter one. The purpose of these interviews was to identify potential keywords that could be influential in the shifting housing preferences. The interview results were analyzed, focusing on factors outlined by Mulyono et al. This consistency stems from the fact that the activities adapted during the crisis reverted to pre-pandemic norms once it subsided. One key takeaway is the necessity for rapid adaptation and responsiveness during the pandemic, with decisions made swiftly to accommodate evolving circumstances. Developers stress the importance of flexibility in meeting diverse buyer needs, emphasizing the crucial role of understanding customer desires and employing anticipatory strategies regardless of the pandemic's presence. Promotional strategies have emerged as a crucial tool in this context, enabling developers to grasp buyers' thoughts and desires, facilitating effective anticipation and response mechanisms. While decision-making processes accelerated during the pandemic, they gradually returned to pre-crisis speeds, yet the lessons learned about agility and responsiveness endure. Ultimately, the enduring lesson from the pandemic is the imperative for developers to remain attuned to customer preferences, employing strategies that resonate with and address evolving buyer needs. The crisis acted as a catalyst, reinforcing the 37 importance of adaptability and customer-centric approaches within the housing development landscape. As the industry continues to evolve post-pandemic, these insights remain indispensable for navigating the shifting terrain of housing preferences and market demands.
